A completely “hands off” approach to owning rental property. Nelson Realty Group LLC manages your property on a daily basis. From the time we take over the management of your property, whether already tenant occupied or currently vacant, here are just some of the services we provide with every tenant:

• Advise on recommended repairs and manage contractors to handle regular maintenance and property upgrades while keeping in mind that well maintained properties usually generates the highest potential rental income
• Document property condition to ensure protection from tenant damage
• Prepare and maintain a customized Property Information Binder specific to the property that provides tenant access to information, rules, contacts, appliance manuals, etc. for the property
• Market your property with the goal of achieving maximum rental income
• Process each tenant application with standards to protect the owner such as credit checks, financial/income verification, reference and work history checks
• Properly retain security deposits per the requirements of the law
• Manage all calls from tenants regarding questions, problems, etc.
• Handle tenant move-in and move-out inspections
• Conduct semi-annual walkthroughs of the property to check property condition and verify lease terms are being followed
• Work with HOA/Condo associations to ensure rules & requirements are met
• Prepare & deliver relevant notices to tenants
• Alert owners of new and updated laws that affect rental properties
• Assist with insurance claims and communicate with all parties to restore property back to proper living conditions
• Compile regular status and tax reports for owner record keeping and simplistic tax reporting

Temporary Property Management Services

Owners/Landlords who wish not to be disturbed while on vacation or out of the country for a period of leisure or work time can have Nelson Realty Group LLC temporarily manage their property for any period from one week to two months.

Tenant Turn-Over Services

Owners/Landlords who wish to manage their own properties but need help finding new tenants at turn over time can hire Nelson Realty Group LLC to accomplish this process. Once the tenant signs the lease and the tenant transition begins, the owner takes over daily management responsibility.
